Yes, a claim for adverse possession can succeed if the property has been used for 21 years continuously, counting both your ownership and prior ownership. Does the contract have financing or inspection contingency? Those could allow you to terminate the contract, if the bank won't qualify you for a loan or if you are not satisfied with the inspection. Advise the seller that you are unable to get a loan, and see what happens. Perhaps there are other potential buyers. You could move, but it could take 6 months to establish residency in a new state to give that state jurisdiction, so he could go to court here in OH, and the OH court could order you to return the children.
